Signing Up
Can I use Flex if I pay rent directly to my property?
Yes! If you pay rent directly to your property (instead of using a rent portal), you can still use Flex.
During sign-up, just select how you currently pay—like cash, check, money order, Venmo, Zelle, Cash App, or bank transfer. If you’re approved, Flex will then prompt you to invite your property manager to join. Once they accept and complete setup, you’ll be able to use Flex to split your rent and pay on time and in full. You’ll pay directly through the Flex app, and your rent will be sent directly to your property manager’s selected bank account.
How do I sign up for Flex if I don’t pay rent through a portal?
You can sign up through the Flex website or by downloading the Flex app from the App Store or Google Play. During sign-up, you’ll be asked how you currently pay rent. If you select a direct payment method (like those listed above), and you’re approved, Flex will prompt you to enter your property manager’s contact info so we can invite them to join. Once they accept and finish setup, you’ll be able to use Flex to split your rent into two payments and pay them through the Flex platform.
Inviting Your Property
How do I invite my property manager to Flex?
If you’re approved for Flex and selected a direct payment method during sign-up, you’ll be provided with a link to share with your property manager. This link lets them sign up for Flex and link your account to theirs so we can send them your rent payments.
What happens after I invite my property?
Once your property manager receives the invite, they’ll be guided through a quick setup process in the Flex Property Hub.
After they complete setup, your account will be activated and you’ll be able to use Flex to split and pay your rent—starting that same month if everything is finished by 5 PM ET on the 4th.
Does my property manager need to pay anything to accept?
Nope! Flex is completely free for property managers—there are no platform fees or setup costs.
How can I tell if my property manager accepted the invite?
We’ll notify you once your property manager completes setup. You’ll also see updates in the Flex app letting you know when your account is ready to go.

How can I encourage my property manager if they’re unsure about Flex?
Let them know that Flex gives you more flexibility in how you pay rent, which helps you stay on track and avoid late fees. It also means your rent is paid in full and on time each month—at no cost to them. If they’re curious to learn more, you can share this page with them: getflex.com

What should I do if my property doesn’t accept the invite?
If your property manager hasn’t accepted the invite yet, you can send them a reminder through the app or follow up with them directly. Sometimes a quick nudge goes a long way!
If they decide not to join, you won’t be able to use Flex for rent payments right now—but you’re always welcome to try again later, especially if anything changes or your property starts accepting rent in other ways (like through a rent portal).
Getting Started: Timing & Eligibility
When does my account need to be fully set up to use Flex for the upcoming month?
To use Flex for this month’s rent, both of the following must be completed by 5 PM ET on the 4th:
- You must be approved for Flex
- Your property manager must complete their Flex setup
If the property setup happens after the deadline, you’ll need to wait until the next month to use Flex.
Example: If you want to use Flex for July rent, your property manager must complete their setup by 5 PM ET on July 4. If they finish after that, your first month with Flex would start in August.
Rent Payments
How do the flexible rent payments work once I’m approved?
After your property manager accepts the invite and completes their setup, your Flex account will become active. From that point on, you’ll be able to split your rent into two payments each month:
- 1st payment: Due at the start of the rent cycle
- 2nd payment: Due later in the month (typically around the 15th)
This gives you more flexibility to align rent with your income—while your property manager still receives the full rent on time.
When will my property manager get paid?
Once the rent cycle begins (usually on the last day of the previous month), Flex charges your 1st payment. As soon as that payment goes through, Flex sends your full rent to your property manager by bank transfer. That way, they receive the full amount on time.
Most payments are deposited into the property manager’s account within 1 business day.
Example: If your rent is due on July 1, Flex will charge your 1st payment as early as June 30. Once that payment is successful, Flex will proceed to send your full July rent to your property manager.
How much is my 1st payment and when is it due?
Once your account is fully set up and approved, you’ll see your 1st payment amount right on the home screen of the Flex app. Your 1st payment is based on:
- Your total rent amount
- How much Flex credit you’ve been approved for
- How much of that credit you choose to use
Your 1st payment must be submitted by 3 PM ET on the 5th in order to use Flex for that month—Flex won’t pay your rent until that payment is completed.
Payment Amount Example:
If your monthly rent is $1,000 and you use $400 in Flex credit:
- 1st payment: $600 + 1% bill payment fee
- 2nd payment: $400 + 1% bill payment fee
If you pay using a credit card, an additional card processing fee applies. There’s no extra fee when using a debit card.
Account Management & Fees
How much does Flex cost me?
Flex rent payment services are offered for a $14.99 monthly membership fee, which includes access to a Flex line of credit from Lead Bank at 0% APR.
In addition, each payment made through Flex includes a bill payment fee, which helps support the Flex platform.
- If you use a debit card, a 1% bill payment fee applies. No additional processing fees are charged.
- If you use a credit card, a 3.5% total fee applies—this includes both the bill payment fee and card processing fee.
How do I manage my Flex account?
Make sure you download the Flex app—your payment schedule and important notifications will appear right on the home screen.
To manage your account, head to the Settings section in the app. From there, you can update:
- Personal information (like your address, phone number, or email)
- Credit usage preferences
- Autopay settings
- Payment method
Should I turn rent autopay on or off?
It depends on how much control you want over your 1st payment each month:
- If autopay is ON, Flex will automatically charge your 1st payment when the rent cycle starts (usually on the last day of the month).
- If autopay is OFF, you’ll need to manually submit your 1st payment in the app each month.
Important: Your 1st payment must be submitted by 3 PM ET on the 5th in order to use Flex for that month. Flex won’t send your rent payment to your property manager until your 1st payment is made.
